House Architect: Your Questions Answered

Are you in the process of seeking out a house architect, but you aren't sure what you should be asking this professional?

Deciding on building a home is undeniably exciting. However, this excitement often brings with it a sense of being overwhelmed. Feelings like this are entirely natural. After all, building and designing a home is a huge undertaking. The first step in building a home is speaking to a house architect like Gerald McCarthy Architects. We can help explain the process to you in detail, illuminating areas you're unsure about. However, even speaking to an architect can be intimidating. Therefore, we've compiled some of the more common questions. Of course, you'll likely have more questions, so we recommend you call our offices today.

How long does it take an architect to draw up house plans?

The time it takes for an architect to draw up house plans can vary depending on several factors:

Complexity of the Project: The house's size, layout, and design complexity can significantly affect the time required. A simple single-story home might take less time than a multi-story, intricate design.

Client Requirements: The architect's speed can be influenced by the level of detail and customisation required by the client. If there are any specific requests and revisions, it will naturally take longer.

Communication and Collaboration: The speed at which decisions are made and the client provides feedback can impact the timeline. Frequent communication and collaboration can speed up the process.

Regulatory and Permitting Processes: Depending on the location, various regulatory and permitting processes might introduce delays.

Team and Resources: The availability of additional team members (drafters, designers) and resources can affect the time required.

Based on our initial consultation, we'll be able to give a rough outline of how long it will take us to complete the drawings.

Is it rude to ask a house architect for references?

Absolutely not; we encourage a request for references from previous clients. Asking for references is a common and reasonable practice when hiring an architect. References allow you to learn more about our past projects. It's a way to gain insight into our skills to ensure our working practices are what you're looking for in an architect.

What factors do you consider when pricing a project?

Generally speaking, the factors we consider are:

Scope and Complexity of the Project: The project's size, complexity, and features will significantly determine the architect's fee. Larger and more intricate projects often require more time and effort, impacting the cost.

Type of Services: Architects offer various services, from initial design concepts to construction oversight. The more comprehensive the services, the higher the fee is likely to be. Some architects charge a percentage of the construction budget, while others use a fixed or hourly fee.

Client Requirements: If the client has specific design preferences, customisation needs, or requires additional services, these factors can impact the architect's fee.

Regulatory and Planning Challenges: Some projects might involve navigating complex regulatory and planning requirements. Architects may need more time and resources to ensure compliance, which can affect the fee.

Revisions and Changes: The number of modifications and changes requested by the client during the design and planning process can increase the architect's workload and, consequently, the fee.

Timeline: If the project needs to be completed within a tight timeline, architects might need to allocate additional resources or work overtime, potentially affecting the fee.

Additional Services: Apart from design, architects might offer other services such as project management, interior design, or sustainability consulting. These services could contribute to the overall fee.

As stated in the opening paragraph, please get in touch with our offices today if you have any more questions. To discuss your next residential project in greater detail, please schedule a consultation with our house architect.

Irelands housing crisis – building our way out of it together

Unless you have been hiding under a rock for the past couple of years, it comes as no surprise that Ireland is currently experiencing its worst housing crisis in history. When we look at the news or read the newspaper, all we hear about the doom and gloom, but how bad it is really?

In the first quarter of this year, throughout the country in its entirety, there were 6,716 new dwelling completions which is a rise of 19.1% from the same time last year in 2022. This has caused apartments to make up a third of all housing in Ireland, which is a first.

Of the 6,716 new homes built, Cork had the second biggest share of 37.3% which is only .3% less than that of Dublin, which is the grander scheme of things, shines a bright light at the end of the tunnel.

Not only that but plans for 1,325 homes in Cork were submitted at the end of June, and if granted, it will result in Cork's largest ever housing development and will include 658 one-bed homes, 465 two-bed homes and 202 three-bed homes. It may seem like an easy task, but building a housing development of this complexity is quite the challenge; and if you read until the end, you’ll find out why…

Housing Developments

Selecting the right site for a housing development is paramount. Architects in Cork and housing developers must consider factors such as location, accessibility, proximity to amenities, and scenic surroundings. A thorough site analysis is always conducted to ensure it aligns with the practicality which is needed from the site. A practical application is then made for planning permission to the local authority, and while that is being processed, financial planning, alongside legal documentation is created and submitted to the regulatory bodies, respectively. After these processes have been submitted and approved, the construction phase can then begin, and after which, the inspection phase will be undertaken to ensure all steps of the build have been abided by as agreed, and to ensure all construction undertakings are up to standard.

Gerald McCarthy Architects have extensive experience in working alongside large housing developments, keeping common sense, budget, and reliability at the forefront of all decisions made. We know that the whole process can be very stressful, which is why we will work alongside you tirelessly and do as much of the submission, planning and organising as we can. We are the leading architects in Cork and our aim is to make your life easy. So if you or someone you know is looking for an architect in cork you can touch, please get in touch – we’ll take it from here.
